Hilton Head Island lies among the southernmost of the Carolina islands. A Man With a Vision
A little over 50 years ago, developer Charles Fraser had a vision of developing a community around the natural beauty of Hilton Head. When other Carolina beach developers were tearing down trees and destroying the natural habitat, Fraser preserved the natural scenery by building Hilton Head real estate around palm trees and oak trees. Many frowned upon his radical ideas, not knowing how preserving Hilton Head's natural scenery would attract tourists and residents. He set up strict building codes where no building among Hilton Head's real estate could be higher than the tallest tree and created lagoons to help keep the vegetation flourishing and the wildlife abundant. To this day Hilton Head real estate still follows the same strict guidelines. Hilton Head Island entertainment flourishes with the award-winning Arts Center of Coastal Carolina, home to Hilton Head’s performing and visual arts. The Hilton Head Art League is active in the community, supporting and maintaining the cultural arts of Hilton Head. Shopping is also abundant, with everything from quaint boutiques to art galleries, and numerous fine dining and locally owned Hilton Head restaurants are located throughout the Island.

Communities
Hilton Head real estate is known for its private gated communities, often called "plantations." Fully equipped with amenities like swimming pools, golf courses and activity centers, plantations are highly desired among Hilton Head real estate. The avid golfer will find that it’s easy to find a home backing right up to the fairway. Plantations have various types of homes from quaint villas, mid-sized homes, to luxurious oceanfront mansions. In addition, there are private retirement communities complete with fitness centers, swimming pools, golf courses and weekly activities. With very little left for land development, the Hilton Head real estate market is competitive.

Getting Here and Away
Hilton Head has its own airport with direct commercial flights to several major cities. The nearest major airport is the Savannah/Hilton Head International airport with eight major airlines, many of which fly to international destinations. Getting from the airport is as easy as taking I-95 for about 30 minutes. Hilton Head is about 30 miles from the historic city of Savannah, GA and 90 miles from Charleston, SC. //
